With all the paperwork that goes into ensuring a smooth property sale closing, it’s easy to get discouraged. Not to worry, I’ll be there every step of the way. After years of experience negotiating and closing real estate deals, I know exactly what it means for sellers to come across buyers that fit their circumstances.

Before listing your property with me, I will discuss some key factors regarding selling your home, including market condition, pricing, staging, repairs/maintenance and real marketing plan. For market condition, a complimentary detailed CMA (comparative market analysis) will be run in the area of the subject property. The CMA gives a good understanding of the market. From there, we can figure out the listing price. By visiting the property, a recommendation will be made whether or not we need repairs or staging for the house. Marketing plan will be provided, including listings on private MLS, Zillow, Trulia, Realtor.com, Facebook, Instagram, WeChat. I personally host open houses on weekends to attract traffic. 

 

Most importantly, I will run the “net sheet” for you at free cost. It is critical and important to know how much closing cost you will have as a seller. This net sheet gives sellers an idea how much you are walking away with as your “proceeds,” which is your sale price minus all costs associated with your sale. This is the check you will receive at closing. The closing cost for sellers is usually about 8%-8.5% on average. This includes commissions to listing agent’s brokerage and buyer agent’s brokerage, transfer taxes to state of IL, Cook County, City of Chicago, attorney fees, title charge, tax credit to buyers, miscellaneous expenses…etc.  Important decisions you and your attorney make during the closing process will affect final settlement costs.
